Oregon City was the first incorporated city west of the Rocky Mountains and served as the territorial capital, and houses from the 1840s are still standing here. Old construction has open wall cavities rather than the tight, insulated bays a modern build has, and that is exactly what an established honey bee colony or a carpenter ant nest wants. It means more of my work here involves opening a structure carefully and closing it properly afterwards.

Why an old wall is a better home for bees than a new one
A modern wall is a series of sealed, insulated bays. An older one is often a continuous void running the height of the building, and a colony that gets in through a gap at the soffit can build downward without meeting anything. By the time you notice steady traffic at one hole, the comb behind it may run several feet.
That is why leaving it is the expensive choice rather than the cheap one. Spraying a colony from outside kills the bees and leaves everything else: comb, brood and honey, with nothing to keep it cool. Honey then works its way through plaster and lath, and the smell brings the next swarm to the same cavity next spring.
Doing it properly means finding where the colony actually sits before opening anything. I use a thermal camera for that, so the hole I make is the smallest one that reaches the nest. The comb and the bees come out together, the cavity gets cleaned, and the entry gets closed so the next scout finds nothing worth reporting.

My house is historic. Will you damage it getting the bees out?
Opening something is unavoidable if the colony is inside it, but how much is not. I locate the nest with a thermal camera first so the opening is as small as it can be, I tell you exactly what is coming off before it comes off, and I put it back. If the finish is one that cannot be matched, you will hear that before I start rather than after.
Can you just spray them instead? It would be cheaper today.
It would, and it is the choice that costs the most in the end. Killing a wall colony leaves the comb and honey in the cavity with nothing keeping it cool. It runs, it stains through from the inside, and the scent draws the next swarm to the same spot. If the answer really is treatment rather than removal, I will say so, but for an established colony it rarely is.
Do carpenter ants mean my house is rotting?
It means something is damp, which is not the same thing. Carpenter ants do not eat wood, they excavate wood that is already soft, so finding them is useful information about where water is getting in. I treat the colony and then show you the spot that made it attractive, because the second half is what stops it coming back.
